Wynn Al Marjan Island: The Luxury Resort Set to Redefine Ras Al Khaimah

There are some hotel openings that feel like another addition to a destination.

And then there are the ones that have the potential to change the destination itself.

Wynn Al Marjan Island is firmly in the second category.

Set on Al Marjan Island in Ras Al Khaimah, the highly anticipated resort is scheduled to open in 2027, bringing the Wynn name to the UAE for the first time. More than a luxury hotel, it is being developed as a fully integrated resort combining beachfront hospitality, fine dining, entertainment, wellness, shopping and leisure in one extraordinary destination.

For Ras Al Khaimah, it marks a significant moment.

For luxury travellers, it could be one of the most interesting resort openings in the region.

A New Wynn, by the Arabian Gulf

Wynn is already synonymous with polished hospitality, dramatic interiors and an unmistakable sense of glamour across destinations such as Las Vegas and Macau.

Wynn Al Marjan Island brings that world to a very different setting.

Instead of the neon-lit energy of Las Vegas or the dense urban backdrop of Macau, the UAE resort will sit directly on the Arabian Gulf, surrounded by beaches and the open water of Al Marjan Island.

The resort occupies more than 60 hectares and is being designed as the first fully integrated resort of its kind in the UAE.

The architecture is hard to miss.

The main tower rises dramatically above the coastline, reaching a full architectural height of approximately 352 metres once its signature spire is completed. That will make it the tallest man-made structure in Ras Al Khaimah by more than 100 metres.

It is the kind of arrival that is meant to become part of the skyline.

So, When Is Wynn Al Marjan Island Opening?

The answer is 2027.

Wynn Resorts continues to officially list the resort as scheduled to open in 2027, with construction progressing towards completion. In December 2025, the main tower reached its topping-out milestone, and infrastructure work has continued through 2026.

The exact opening date has not been publicly announced.

But the resort is already moving well beyond the concept stage.

A major milestone came with the construction of the 548-metre Wynn Bridge, which will connect the resort through Wynn Boulevard to the E311 and E611 road network. The bridge is scheduled for completion in late 2026, creating a more direct connection between the resort, Dubai and the wider Northern Emirates.

So while the doors are not opening just yet, the countdown is very much underway.

What Can Guests Expect?

The scale of Wynn Al Marjan Island is what makes it particularly intriguing.

The resort is planned to feature approximately 1,530 rooms and suites, alongside an extensive collection of dining, entertainment and leisure experiences.

And this is where the Wynn experience is expected to become much more than simply a beautiful hotel room.

Guests will have access to a 420-metre white-sand beach, multiple pools, a beach club, a five-star spa and beauty destination, luxury retail and a deep-water marina designed to accommodate superyachts.

The idea is simple: once you arrive, there is very little reason to leave.

Your morning can begin with the sea outside your window.

Lunch can turn into an afternoon by the pool.

The evening can move from dinner to cocktails, followed by live entertainment.

Everything is designed to flow naturally from one experience to another.

Dining Will Be a Major Part of the Experience

Food is expected to be one of the resort’s strongest attractions.

Wynn has announced a substantial culinary programme, with more than 20 restaurants, lounges and bars planned across the resort.

The company has also assembled an international food and beverage leadership team ahead of the opening, signalling how seriously the resort is approaching its dining offering.

For the modern luxury traveller, this matters.

The best resorts today are no longer judged purely by their rooms and service. Restaurants have become destinations in their own right.

People travel for the chef, book months in advance for the table and choose a hotel because of the dining experience it offers.

Wynn clearly understands that.

Entertainment Takes Centre Stage

Then comes the part that could truly distinguish Wynn Al Marjan Island from other luxury resorts in the UAE: entertainment.

The resort will feature a dedicated theatre, with Wynn announcing a collaboration with Punchdrunk, the internationally recognised immersive theatre company behind productions including Sleep No More. The original production created for Wynn Al Marjan Island is scheduled to debut alongside the resort’s 2027 opening.

The theatre itself has been designed to feel like an experience rather than simply a performance venue, drawing inspiration from Art Deco, Hollywood’s golden era and the glamour associated with classic Las Vegas entertainment.

That gives the resort another layer.

You are not simply coming here for the beach.

You are coming for the entire night.

A Resort Designed for Celebration

Wynn Al Marjan Island is also expected to become a major destination for events, weddings and celebrations.

The resort includes Coral Court, a dedicated celebrations and events venue designed for large-scale gatherings, alongside extensive event spaces and outdoor areas.

It is easy to imagine the appeal.

A wedding overlooking the Arabian Gulf.

A private celebration followed by dinner at one of the resort’s signature restaurants.

A corporate event that feels more like a luxury escape than a business trip.

This is part of the larger Wynn philosophy, creating destinations where the hotel itself becomes the occasion.

The Luxury Retail Experience

Luxury shopping will also have its own place within the resort.

A skylit shopping parterre is planned to house a selection of international luxury brands, bringing fashion, jewellery and high-end retail directly into the resort experience.

It is another detail that changes the way the property functions.

A guest can spend the morning at the beach, move through the spa in the afternoon, browse luxury boutiques before dinner and finish the evening at the theatre, all without leaving the resort.

That is the definition of a modern integrated resort.

Why Ras Al Khaimah?

Perhaps the most interesting question is not why Wynn chose the UAE.

It is why Ras Al Khaimah.

The emirate has been quietly building a reputation around natural landscapes, mountains, beaches and high-end tourism. Unlike Dubai, its appeal is not built around a dense urban skyline.

It offers something different: space, nature and a slower sense of luxury.

Wynn Al Marjan Island adds another dimension to that identity.

It brings international glamour and entertainment to a destination that has traditionally been associated with resorts, beaches and outdoor experiences.

The combination could be powerful.

You get the Arabian Gulf, a private-feeling island setting and the dramatic scale of a Wynn resort, without the intensity of central Dubai.

More Than a Hotel Opening

By the time Wynn Al Marjan Island opens in 2027, Ras Al Khaimah is likely to look very different from the destination many travellers know today.

The resort is part of a much wider transformation taking place across Al Marjan Island, with new hospitality, residential and leisure developments changing the coastline.

But Wynn has the potential to become the centrepiece.

Its architecture will dominate the skyline.

Its restaurants could attract visitors beyond hotel guests.

Its theatre will introduce a new form of entertainment to the region.

Its beach, spa, marina and retail experiences will create an entirely new reason to visit.

And its arrival could firmly place Ras Al Khaimah on the global luxury travel map.

The Countdown to 2027

There is still time before Wynn Al Marjan Island welcomes its first guests.

But the project is no longer something that exists only in architectural renderings.

The tower has topped out. Infrastructure is taking shape. The culinary team is being assembled. Entertainment partnerships are already being announced. And the resort continues to move towards its planned 2027 opening.

When the doors finally open, Wynn Al Marjan Island will offer something that is difficult to replicate: the glamour of one of the world’s most recognised luxury hospitality names, placed against the calm, expansive backdrop of the Arabian Gulf.

And that may be its greatest appeal.

Not Las Vegas. Not Dubai. Not another conventional beach resort.

Something distinctly its own.

A new kind of luxury destination for Ras Al Khaimah, and one that could make 2027 one of the most important years yet for the emirate’s tourism story.

Yes. Foreign nationals who don’t live in the UAE may acquire freehold ownership rights without restriction in Dubai’s designated freehold areas, under Article 3 of Regulation No. 3 of 2006. There is no residency visa requirement, no local sponsor, no minimum age, and no cap on the number of properties one person may hold — individuals, corporate entities and offshore structures can all take title. The freehold map covers most of the addresses our clients care about: Palm Jumeirah, Emirates Hills, Downtown, Emaar Beachfront, Dubai Hills. A purchase can be completed remotely under Power of Attorney, and an acquisition of AED 2 million or more qualifies the buyer for a ten-year Golden Visa.
Structurally, yes — Dubai’s framework is among the strictest anywhere. Under Law No. 8 of 2007, every off-plan project must hold a dedicated, project-specific escrow account with a DLD-approved bank, ring-fenced so funds cannot be moved between a developer’s schemes. Money is released only against construction milestones certified by an independent engineer and approved by RERA, and the developer must place at least 20% of estimated construction cost into escrow — or post an equivalent bank guarantee — before sales can launch. A further 5% is retained for a year after units are registered in buyers’ names. We verify project registration, escrow status and genuine build progress before any client signs — and every payment goes to the escrow account, never to an agent.

The principal cost is the Dubai Land Department transfer fee at 4% of the contract price. The law splits this 2% buyer / 2% seller, but market practice is that the buyer carries the full 4%. Beyond that: Binghatti

One point that catches overseas buyers: since February 2025, Central Bank rules require these costs to be paid upfront in cash — banks can no longer roll them into the mortgage. There is no property tax, capital gains tax or inheritance tax in Dubai, though your home jurisdiction may still tax the asset. Letsprosper

Yes. Our private office operates on client hours, not Gulf hours — viewings, calls and signings are scheduled around London, New York, Singapore or wherever you happen to be.
